Estimates For SS Packet...?

Lender with loss mit dept needs P&S, FHA appraisal and list of repairs for SS. They do not want this property. Obviously I want these estimates to be as high as possible to support my case for the SS itself. I will definitely take care of the GC for his time, as I will probably sub out the work myself with my connections with sub contractors. Should I just call someone out of the yellow pages (mr handyman, or perhaps look to another investor in town and ask if they have a good GC that will understand what I am trying to do? Is it even a good idea to disclose to the GC (whom I may not know at all) that I really need two sets of estimates , one for the SS and one for my own use?


Also, what if I have estimates that might potentially need repair cosmetically, and I estimate them as repair costs but in the end decide not do the repair. Example, GC says roof is ok, but might need to be replaced. I decide against it. Any feedback?[ Edited by suntzu18 on Date 04/14/2004 ]
