Anyone Negotiate On Hosiptal Or Doc Liens?

Has anyone negotiated hospital liens down? AND,

what about department of corrections liens??



This joker has many, and I am just wondering if anyone has tried to negotiate or not.



If you have, how?

    Everything is negotiable. Are all these leins attached to the property or to the seller personally. The reason I ask is I was ready to negotiate a discount on a hospital lien and the title agency said it was attached to him and no tthe property. We were able to close w/o satisfying the lien.

    The lien itself is against the individual, but in Florida, it attaches to whatever property the person has period.

    I have talked with the hospital person, but she says she is guaranteed payment because it is a lien. I corrected her with the facts of foreclosure, but I think I have to go above her head to even possibly get a discount.

    Anyone??

    If you have a credible short sales package they will call. They will blow your phone off the hook.

    YOu must as the SS pro mentioned follow through. The bank will not always contact you no matter how "credible your offer is" more than likely if you wait for them to call you will lose deals.

    Once your packet is in and complete there are several steps that the bank will go through and it will depend on whether it is an investor loan or not.

    I use a conversation log to follow up with the banks and always follow up my calls with faxes.

    As busy as the loss mit people are I have never had them ring my phone off the hook. Several times I have been told that they are postponing the sale for 60-90 days while they get caught up and then review our file.

    The bank will generally entertain offers of net to bank 80-90% of the BPO or appraisal amount. You need to follow up regularly and consistantly.

    Well stockpro, for you information. I have had just that. Loss mitigators have blown my phone off the hook, to let me know that they have gotten my offer accepted.

    First i build a rapport with them. By the time my offer is submitted. I am somewhat friends with the agent handling the account. If they do not call you back. Tehn you have not developed the right relationship.

    I am noticing that you are attacking every post that i respond too. Why is that, because we are having different results?

    If you are not being called back, then check to find out what it is that the mitigator wants, and how you can come to a win-win-win agreement.

    I have heard this time and time again from mitigators, i could not wait to call you, to let you know that i did everything that i could to get you deal accepted. So if this is not your response then work on your people skills.

    When you get people on your team, they will bend over backwards to make sure you succeed.
