Removing Underground Oil Tank

I have to remove a underground oil tank on a property because i dont want to sell it like that. Im doing it tomorrow with my backhoe. I dont have a license for doing this or a contractors license. As far as i know its not leaking or anything. Im going to rip it out and take it to the scrap metal yard and install a new one on a slab on the back yard. what are all of your thoughts on these tanks. My agent is gonna make me disclose it and i dont want to, Thanks, Ryan

    or did you create a hazmat site.

    Thouse genrally have to be removed under county supervision

    Ryan,

    Our thoughts have nothing to do with what is required.
    Not disclosing certain facts, such as this, and ripping an oil tank out of the ground shows us that you are not a serious real estate investor.

    A real investor would have contacted the proper authorities to find out what they require.

    I suggest you do just that.

    I can only back up the Yank on this one. More than that pulling out the tank without proper documentation will not accomplish what you want-- a clean site to sell.

    This tank is going to show up on any Phase 1 enviornmental survey and then they are going to want a No Further Action letter from the state EPA. When you cannot provide that (because it requires the tank be removed properly-- with the fire marshal there, etc.) then you are going to be behind the 8-ball and they are going to want lots of phase two soil tests, etc.

    The reason I have appeared to come down hard on this one is because many of Ryands post in the past have been similar.
    He has posted many messages just to get more houses under his name. Most of such post were in the Rambling forum.

    I find it very irresponsible for any so called investor to act with such foolishness................it is for this reason I question if he has ever done anything in REI.

    It is because of such acts like this that we have more government intrusion in our lives and businesses...........................basically they are trying to legislate common sense.

    You are absolutely right about the amount of post not equating to knowledge of a subject. You can not only determine the experience of a person by not only the answers they give but also the questions they ask.

    We at TCI do not want people to be afraid to ask questions however regardless of what the politically correct like to teach........"that there is no such thing as a stupid question"................I beg to differ.

    Some questions are very stupid, especially in cases such as this,..............I have no problem calling a person on the carpet for it.

    Trust me, you and I are not the only ones that notice posts that offer no value other then get attention. The sad thing is that those that do such lose credibility and are never taken serious..................as is this case.

    Normally I would delete this post, however I will leave it up for now, as a reminder to those that feel the need to run their mouth or keyboard with absolutely nothing of value coming out........................we mods are watching.

    I just ask.

    I have ran into sellers that were uncomfortable w/ having the interioror of their photoed.
