Propane Question

I am having the furnace replaced in my re-hab and was checking the supply lines under the house. What I found was the copper supply line comes from the tank to below the furnace. At this point there is a "T". The "T" is pvc. One leg is steel and goes to the furnace. The other leg is schedule 40, 1/2" pvc, that runs to the fireplace in the front living area. I know practically nothing at all about propane, so my question is... Is it proper, legal, ethical, or even sane to use pvc with propane. If not, and I think not, what would be the proper course for me to follow?

    No, it is not. Replace it with copper (at least) and even better with black iron pipe.

    Howdy,

    Austin is actually in a buyers market mode right now. Very expensive but if you can find a deal you should be able to flip out quickly. Good Luck!!

    Another idea would be to mail out to apartment complexes near the house, or do door hanger or flyers on car windshields. Someone on this forum said that they had good luck mailing to houses within a certain distance of their lease option house. Got me thinking about marketing to apartment complexes near the house. You can get mailing lists from www.melissadata.com

    Well this isnt working so well. 2000 flyers and 600 direct mail postcards and 1 call. Not sure if my message is wrong or if nobody looks at these darn things.

    Well I didnt go to any seminars. I did just read one of her courses. I must say, I thought this would work better. I am kinda suprised at the poor results.

    I do have an ad in the paper right now. I should get some more arrow signs up. I was also thinking flat fee mls listing but I am a little leery of spending more money. I have spent nearly $500 already and no results.

    I didnt spend $500 on her material. I have spent $500 in advertising for this house. I bought her course from someone for like $50.

    Hey Panicfilms, you have got to be kidding me with your accusations. I am no Robyn Thompson fan, but just because someone called Robyn Thompson was evicted and has a drug record does not mean that it is the same Robyn Thompson that wrote the rehab seminar. It is my understanding from just listening to the chatter of fellow investors in the local real estate investment group that Robyn only moved to the area recently. She had previously been living in Conneticut.

    After inserting 2000 fliers into newspapers and sending out 600 postcards. Getting one phone call is really ridiculous.

    Either your inserts look like a newbie, without the right information, or you just missed the boat. In fliers, you are supposed to stress the benefits of the property. Also let the recipients know that you will offer a finders fee for bring a family member or friend over.

    Plus on all of your advertisements, you have to make the terms look very enticing. You should put on the the fliers that the home has just been remodeled. Like new. Putting terms plus like new is what will get people to call. Never put the selling price of the home in your ads.

    Also what day did you say on your inserts? If you are trying to do a bidding frenzy, you should have had them to insert on the saturday of the open house. You should have supplemented the marketing with bandit signs all over the neighborhood.

    And you should have put fliers on cars at the grocery stores and strip malls near the home. Put a 4x8 sign up in front of the house letting everyone know that there will be a bidding on the house on a certain date. State that everyone is invited, all credits and owner can finance.

    you can also pay one of the street huggers that pan handles to hold up your sign near one of the busy streets at the main intersection. when the light turns red, have him to cross the street. Just make sure you have a sign a hold harmless agreement. Help him to get cleaned up. For around $25 he will be a walking billboard to a day.

    The only time you add the actual selling price of the house is if you advertise for 65% of market value and let everyone know that the property will be bidded off to most reasonable highest offer.

    Hey Panic films....I am pretty much a neutral party here and am not advocating Robyn, but the drug paraphenalia conviction would make her 52 years old based on the DOB info on file....I have met her and can tell you there is no way she is 52..... Also, there are many people that do have the same names everywhere....Its quite possible that you may have the wrong Robyn Thompson - she is originally from Ct......and moved to Florida as of recent.

    Well I copied the flyers right out of her course. They do talk about the house and how nice it is. They also talk a little about financing. I did also have the price listed which maybe I should not have. I have an ad in the paper giving a sample payment. It says own this house for $629 a month. I got a decent response but alot of the people are looking for lease option and the others have had very bad credit. I have a bunch of signs out. I have never felt comfortable putting things on cars. How has this worked for you? I feel like a crminal doing that.

    I have been marketing for about 45 days. I must say, I was getting a decent response, but from the wrong buyers.

    It has not been that long, but yes, the costs are going up daily.

    Unfortonatley we only have one actual mortgage broker in town and I am already working with them to qaulify buyers. I did just send out a flyer to 3 banks tho. THanks

    I will fax realtors. I am not sure how to find faxes of apartment complexes. I am not sure what the big ones are. I may to drive a litle to find this out.

    I do not have a tube with flyers at the road. I did not think of doing that.

    THanks for you repsone. You have some great ideas. I hope some of them work for me.

    I just hear Robyn speak the other night. I am going to her weekend class. I will not spend the money for the bootcamp, but plan to buy her materials from Ebay. I think she is good but also maybe a bit of hype like most of theses gurus.
