How To Figure ARV?

Can anybody give me an example on how to in general figure out the after rehab value? Thanks.

    For me finding ARV: I look to a realtor to send me comps (there are also some websites that are ok but never as good as realtor MLS listings)... I take these comps and find properties within a half a mile of the property in question and that have SOLD in the past 6 months... Match the bedrooms/baths/square footage/etc or as close as you can and average those sales prices...

    Call your county assessor, ask about comps. Some county sites even have them online. If not and you don't have a good Realtor contact, the assessor's office will have some records, with sq. feet, age, photos, etc.

    My local county keeps recent sales on 8 x 10 cards in a box from lowest to highest price, they just hand me the box when I ask, and I page through them. If you're in a rural area (like me) it can be more of an art than a science, but at some point you'll at least have a sense of values.
