Hey folks, I'm new to this forum and it has been great learning from all the posts.

My question is what are acceptable insurance rates on single family units or duplexes?

I have other properties through one company, but unfortunately this company is no longer writing new business for investment property. I'm used to the discounts received for having multiple units with one company but now I'm being thrown to the lions and need some guidance.

The property I need to insure is in Texas, 1,800 sq. ft., and costs $90K. Current quote is $900K without water damage coverage. Any advice on this price and how many of you exclude water damage coverage from your polices? oh oh

    here in texas we can't be to picky with insurance anymore thanks to alot of stupid people and black mold. I know I have had trouble finding a good insurance company. The one I am using is being a real pain I have to be careful to remember to send the payment because they refuse to send me a bill to help me remember and keep trying to tell me I haven't payed when I check online and see they have cashed the check before the payment was do.

    needless to say I am looking for another company. However, know one wants to insure homes in texas any more.

    You get that for which you pay. If you want "cheap" coverage, expect "cheap" protection. It is difficult, if not impossible, to compare insurance situations in different areas, let alone different states. Many variables determine the rate. Insurers consider things such as: construction, age, credit history, fire protection-class, claims history (you and the property), etc., etc., etc...

    Also, be wary if you extend your liability coverage from your home. You put not only your personal insurance at risk, but also your personal assets.

    Check into a higher deductible, say $2500 or even $5000. Use the deductible as a cost-savings mechanism, not denying or shortchanging the policy itself (and potentially you in the process).

    The best "rate" usually doesn't equate to the best, or even the proper, coverage. Work with an Agent that is famiiliar with the RE profession, Independent or not.
