Due Digegence Advice

I am considering an offer on apt building--what type of items should i make offer subject to review from the seller. My thoughts are copies of leases,copies of utilites(how many years?), statement of income/expenses,
should request period to speak with tenants(how long), Would greatly appreciate advice on other due dligence that should be done and info obtained from seller. Also what is reasonable time period for review and acceptance once received from seller. Many Thanks. grin

    As part of your due dilligence, I think it's key to speak with people who actually live in the property.

    Tenants are a valuable resource. They can offer insight into the inner workings of property that the seller may never disclose.

    In the past, speaking with tenants before I buy has saved me from making some poor investments.

    You also get a sense of their frame of mind and plans for future renting or leaving.

    Ultimately, speaking with the occupants it just another step to eliminating any unforseen surprises.

    The more you know, the better off you are.

    Generally 2 yrs financial history

    deposit receipts or more "official"

    documents to support income/expenses

    condition of the main sewer line (expensive repair)

    If current leases are below market rate, what would it cost to buy the property vacant or to terminate all the existing leases.

    all other DD tasks you'ld perform for any other purchase

    Talk to fire officials and the city building inspector. City building inspector can tell you if there are any open or defaulting permits or pending code changes. Both the fire officials and building inspector will look to see that the building is up to code.
