I have a Florida property that has been on the market since June. There is a potential buyer who has offered $275K but wants me to carry a $40K note. What are the typical terms and interest rates on these types of notes? And what is the typical collateral? I want to make it as bullet proof as possible!

    Yes, it is that simple.
    That is assuming you have controlled the cause of the warp.
    Usually a water issue.
    Sometimes a sheet of decking is not glued/fastened properly and will swell up. And sometimes it only needs to be fastened to the floor joists to remedy the buckle.
    The difficult and expensive part is replacing the finished floor, IMO.
