Modifyed Mobile Home Park. The Three Clusters

In my gathering of land on which to convert ISO containers into modern designed housing. I have come up with some land in the far North San Fernando Valley that the Department of Building and Safety will allow me to create a three house cluster.

This is what happens. I install a country road on a one acre parcel zoned RA which means Residential Agricultural.

At the end of the Country Road (Gravel Road cut by a bulldozer to proper grade and size but surfaced only with gravel.) Ok a little sand and gravel. I lied.....

I position three pads which consist of a five inch slab and the small pilings necessary to support the Containers soon to become 1400 sq. ft houses. I am allowed to erect three of these and to utilize a common septic tank and install leach lines so that the desert will blossom and green stuff will grow. Trees are included. The water and electric comes in from the street and is ready ties and meters to each house.

It is my intention to charge a land lease of $60 per house payable monthly for a period of 60 years.

I have made arrangements with a large banking system to make available 90% loans of $56,000 per house at an interest rate of 7% all due in 30 years which is a monthly payment of $375 a month. My lease of the land to each of the home buyers is merely a simple description of the land and the terms of the purchase of the house which is $58,000 the $2,000 downpayment is a grant from our favorite Uncle Sam, Love all you tax payers.

Ok fellow investors what do you think? Do you think Mr. and Mrs. John Doe would be interested in such a buy? The area is semi rural which means about a 25 minute commute to the usual blue collar or white collar job. The location is close to San Fernando which is about 65% Latino and the rest Gringos. The schools are your usual crappy California Los Angeles School System which is only passable if you are in the Magnet Program if not. Oh my god. Rent a seat in the library and get educated on your own. Shopping is convenient. Earthquakes about once every seven years. Enough water for 10 years and then good question.

Tell me what you all think. Is the three house cluster too far out. Only way I can think of to keep from creating a slummy area. I have enough land to build 30 of these houses. Three to each parcel.

I await your imput. No you do not have to be polite. For and Against. I intend if the reception is favorable to do this many times. Oh yes there is an In and Out nearby, yes I know the Hidden Menu.

    Dear Lucius,

    Nobody cares to answer. Ok, I will bring everybody up to date. I have three deposits on the houses. New Price is $65,000 everything else is the same. The buyers, local persons want to put down $5,000 and with the Grant that is a total of $7,000. The payments remain the same. They also signed an agreement not to sell the houses for a period of 7 years.

    I have a list of ten names from local families who also wish to buy houses. they like and accept the architecture. They will pick the colors of the exterior.

    I think there is an acceptance of the Container into Houses. I was concerned that the lower middle class might not like the Modernistic Architecture. Not to worry.

    Lucius,I like that you think outside of the box. How many containers does it take to build a 1,400 sf house? But would it not be cheaper to construct pole-barns or possibly straw bale houses?

    Hi,

    On the 1400 I use two 40 footers and 3 of the 20 footers. My cost, shhhhh do not tell $350 per container. That is raw, and needing paint and a scrape or two and sometimes a dent which I have to take out.

    I am not familiar as to the two methods you have listed. Instruct me, Hell I would build them out of Ice if it would just stay cold enough. anything that is cheaper then $30 a sq. ft. .

    Years ago I built a cave house. I drilled into this hill and when I got thru with the interior bracings etc etc. I was about $90 a sq. ft. But boy was it easy to heat and cool. Loved the place, out near Palmdale. Please inform, I await.
