What Is The Response Rate For Bandit Or Car Signs?

Those of you who use bandit or car signs, how many responses do you get per sign on average? (Especially in SLC Utah) of those responses how many are good enough deals to do?

    I cant speak for SLC (although I did live in Park City for 5 years - great state Utah!) but I just started using A SINGLE BANDIT SIGN on a very highly trafficed highway in CA and have got 3 calls in 4 days from potential sellers. Now, this is a situation of the Law of Unintended Consequences - I bought the property where I put the sign as a rental (I am converting a SFR to a triplex) and attached the bandit sign to my For Rent sign. My guess is that there is no way anyone will take it down! Nice trick if you can do it.

    Bandit signs are those little plastic signs that you see on the side of the road or sometimes they’re nailed to a telephone pole. They’re usually one or two feet high and one or two feet across. You can have them say anything you want “garage sale” “I buy houses” “Vote for Joe Smith!”.

    I have a 2003 Ford Explorer that I had professionally lettered with "We Buy Houses" and it really looks sharp. I have my web address and my 24-hr free recorded info line lettered on it as well. While it does draw attention to it (I see people looking at it all the time), I have only had 4 calls on it since I had it done, which was about the middle of November, 2003. I don't think it is the best way to generate leads, however, it does get me the exposure I am looking for. Besides, it only takes one deal generated by the vehicle ad to pay for the vehicle entirely, right?

    As for response rates of bandit signs and car signs..I have not had the response from them like I thought I would. I have had more response from the leters I send to pre-foreclosures than most would believe. I send out 60 letters 1 week ago and I have already gotten 6 calls and I have 5 appointments and so far, I have 1 under contract. I still ahve 4 more appointments. So, I feeel that the info you are seraching for is only relavent in your area. I hate to say it, but you have to find out what works in the area you are in. Probably not the answer you were lookingofr, but from what I have seen, reality. I am contemplating a bill board and I have done the research on prices...interesting. Anyway, I hope this helps a bit. Try the bandit signs and the car signs and see how that works for you. Good luck

    DC is a Power of sale state. You would get most of your info from legal listings available from your court house, Recorder of Deeds. Also, you can advetise I buy houses and Stop Foreclosure! Those are just 2 of the many approachs you can use. The Rof D should be able to tell you how to obtain a copy of these listings. I am in a Judicial State and the process is much different. Hope this helps.

    You have to try everything, deals come from everywhere. One or two deals from car signs, another two from letters, another two from bandit signs, another deal from your realtor, soon enough you will have more deals than you can handle.

    I think the car signs are good - if for nothing else to remind your friends and family that you are trying to be a RE investor! My neighbor recently approached me about his grandmother's house and I know he would not have if not for my car signs.

    I have used signs in the SLC area. Here are a few things that I experienced/observed:

    1. LOTS and LOTS of investors are throwing up signs in the SL valley lately. They all use the same "We Buy Houses" message. I would suggest trying a different headline.

    2. Bigger is better. Get the bigger sized signs.

    3. Don't just put up 10-20 at a time. I would put at least 50 up at a time.

    4. They will dissappear after a week or so. In some areas, or if you are lucky, you could get a month or more out of them.

    5. Some cities will get upset and call you threatening to fine you including: West Jordan, Draper, & South Jordan.

    6. These cities have not said anything about my signs: Salt Lake, Riverton, Holladay, and Herriman.
