Internet seems to work for a lot of people. Internet word of mouth. If you have a ski condo, I have seen lots of people post on ski forums and get renters.
I have a property manager there that rents out a lot of condos in the area. I also supplement that by promoting it to all of my family, friends and clients.
Living in Florida, I recognized that many people from the Mid-West like to drive to FL. So I put tiny classifieds in Chicago, Detroit, New York, Philadelphia, etc. Out in San Diego, maybe ads in Phoenix, Las Vegas, etc. somewhere where people come to San Diego for vacations. I have placed one ad at a time, and see what cities worked the best. A lot of the time family or friends of families keep my places rented.
Good Luck!
gmoney69 is right about midwesterners going to Orlando, FL. A lot of British people go there as well. I used to go to Orlando every year and finally bought one property there. I don't want to give any specific recommendation based on my limited experience though.
I went to yahoo andf google and searched for FL vacation rental or Disney Vacation rental and saw what was coming up to see what prospective tenants would see.
Thanks for the good ideas.
I was looking at a possible lease-option to purchase on a $700,000 high-rise condo in downtown San Diego. The owner was willing to accept a 1% down payment and 7 year term and monthly payments of $3,000 a month.
But I talked with a marketing guy who convinced me that people come to San Diego for the ocean and beach, not high-rise condo lifestyles. So, I might have trouble with solid bookings year-round sufficient to meet my $3,000 a month payment.
I did a little market research and it appears that vaction rentals for high-rise condos are going for $3,200 to $6,590 a month, depending upon the season. But if I couldn't get bookings, I would be stuck with making that $3,000 a month payment. No thanks.
