hey how much r u spending to market these round robins? i think this sounds like a great system!

    It sounds like you are looking for landlords. Concentrate where you would find landlords. Talk with property managers of single family properties to see if their landlords are looking for more properties because you have some great deals for them. Also, at your local RE investment club there should be plenty of landlords looking for more properties if they are at the right price.

    Here in Missouri, at least in my county, we can purchase the tax roll in paper form or on CD. The paper cost .04 per name and the CD cost 5.00 each regardless of how many names are on it. It’s just a matter of going to the office and requesting it. You might check with your state and see if they can interpret the foreign language barrier. When I have problems getting info from our city clerk, and I know it should be available, I just drag out my cell phone, call the attorney generals office and have them speak to the clerk, works every time.

    Make sure you went to the right office. We do not go to the assessor or collector, we go to the county clerk office

    As ypochris says in another thread. You don’t want to water them off, the city government people, that is.
    However, you need to be a little assertive in your search. Example. I went to the city offices in Ann Arbor MI a while back to check on tax sale properties. After going to several offices I finally got to the one I felt sure was the place I needed to be. “Oh, we don’t that around here” I was told by the dunce behind the county. We visited a little while and then I noticed, lying right there on the counter, was literature describing their tax sales. I picked it up and politely thanked the lady for all her help. And they walk among us.

    I have had experience, either personally or with consulting clients, with Pat Live and Freedom Voice as well as a company called Arch Telecom.

    The experience was positive with each of them.

    Again, Pat Live is for a live answering service.

    Arch and Freedom Voice are 24-hr recorded mailbox systems.

    Have experience with VoiceConnect and Pat Live. Changed from Pat Live to Voice after looking through some of their info. Both were good, didnt have any problems. It probably wouldnt matter which you had.

    im sorry to say but that is a really poor excuse. having to deal with the real aspects of business is LIFE. no maybe if you cant afford to pay someone then that is a vailid excuse. im sorry to pick on you put i just read what you wrote and was shocked. if your a very small business and have no employees i can understand but if your already doing pay roll then...

    I decided to have 3 that I pay well. I work with them rather than have lowly employees that I pay hardly anything. I would never hire anyone and pay 1200 a month because I would consider it a slap in the face if someone offered that to me for a full time job (no matter how little skills someone has)

    Eric... there are a lot of people who would consider a starting salary of 1250 a great way to jump start their personal situation.

    One of my first telemarketers was a very overweight female who because of her size was strapped to our systems of welfare and her personal pride was in the toilet.

    Having an important job of answering my telephones gave her more than 1250 a month it gave self worth.

    PATLive is back up and running. They were down for a few days because of the hurricane, but are back at 100% now. I was pretty pleased with the way they handled it.

    Down for a few days?! I work in answering service and if we were down for a few days, we would probably loose half of our clients! They get any suits for lost profits?
    I would hate to answer phones the days following that!

    Use both but dont use either..... There is a way to use both names without ever using either....

    Bandit signs are not the best marketing strategy.... And they are not the cheapest either...

    call your telephone company and have your telephone number listed as the "I Buy Houses" and "We Buy Houses" people.... It is FREE and you get one line ad in the yellow pages too...

    Then when people see bandit signs from your competitors and call 411(operator) they get your telephone number...

    Remember post cards are belly touches so the front and back should be the same and dont design your post card to make your presentaion for you...

    PCs are just touches and either reinforce or preempt another campaign.

    Also you can ask a realtor in your area who they use.
