Is it possible to, and does anyone (non Realtors) try marketing to MLS listings about to expire?

    Don You dont want to market to the ones about to expire you want to market to the ones which have expired...

    The MLS system doesnt tell agents which ones are about to expire just the ones that have...

    Just set up a relationship with a local agent and they will be happy to give you that info...

    Actually John... My understanding from our local board is that there is zero way for them to know which houses are going to expire... They can create a program to chart listings 90, 120, and 180 days that are still active and then try and contact those sellers.

    The NAR rules allow realtors to contact the listing agent and ask when a listing is going to expire and if that info isnt supplied then they can contact the seller and take a listing dated the day the other listing expires...

    Not a very nice thing to do...

    Here in Long Island, our mls system allows us to search by date of expiration..so i can enter a future date the listing is set to expire and it will give me all the listings for that expiration day. But, realtors are not permitted to solicit those sellers while the listing is still active. Gotta wait till the day it expires, but its a good way to get prepared for that day...

    Interesting Sham,

    Our MLS (Tempo - web based from First American Solutions) blocks the population of the expriary date until the actual date. We can search backwards but not forward.

    That works if you have the $$ to spend on that excessive marketing. Most MLS listings (here anyway) sell within the first 90 days through conventional buyers.
