Marketing During The Holidays??

Hey folks,

I was wondering what your opinion is. I was going to send out a 120 piece mailing last week to vacant property owners from homes I drove around and found myself.

The reason I did not is because my form on my website which the mailer directs people to (for those who are web savvy, if they are not, I have 24/7 phone message they can call toll free) got screwed up by my host.

So now I am at Tuesday, just before Thanksgiving, and I am not wanting my mailing to get a jumbled up and forgotten in the craziness of the turkey day.

Would it make sense to just hold off until Monday of next week to mail out, and let this holiday pass?

Let me know your reasons for why or why not OTHER THAN you gotta just take action no matter what, bull in a china shop, blast ahead kind of response. It's my first mailer, ready to go, but I just want the most impact.

    Wait until your systems are in syncronisity. A few days more will help eliminate any potential confusion.

    I just sent out about 50 Holiday greeting cards to preforeclosures with some serious equity.

    I am thinking Turkey day is a good time to show up. And I bet that mine don't get jumbled up and lost in the turkey day madness.

    I do this pretty regular. A greeting card will always be opened. However, I only do this with high equity property. It would be just too much work otherwise.

    BTW...address the greeting card envelope to the lady of the house if there is one.

    I would say mail them out now! The objective is to reach motivated sellers. If a Seller is truly motivated to sell; they will no matter what time of the year it is...you ask how do I know? My first Sub2 purchase occured last year, Dec 23rd after a motivated seller contacted me from one of my ads. Furthermore, I have confidence in USPS..by the way they do deliver in sunshine, rain, sleet and snow right...lol Good Luck!

    Here's a good one.

    I have been trying to track down an owner for a month now. All mail keeps coming back from every address I try. Property, Parents, ex-husband, two friends addresses in Florida. Phone is disconnected. I was about to give up.

    I sent a holiday greeting card yesterday to the original property address hoping that someone there would get it to her.

    BINGO!

    She just called. Owes 12K and just wants out with a little moving money. The place is worth 63K-65K.

    Now that's a Hallmark moment.

    Very nice my friend! Where do you get the blank cards? I assume it is all handwritten. I like this holiday card idea, maybe I will even follow up with it!

    I just use the cheapest cards that I can find. Sign them and slide in one of my postcards. Depending on the situation I may write a note.

    Sometimes when I am feeling rather cheap or want to send to a broader market then I just print a letter, fold in half and stuff into a Greeting Card envelope. Or stuff in just the postcard by itself.

    I save the real cards for the places with equity or when I am having a hard time finding someone.

    Next I think that I am going to try invitation size cards and envelopes. The whole point is to get people to open them.
