Mailing Frequency

Hi all!
Just looking for some feedback here.
In your mailings, whether it is letters or postcards, pre-foreclosure, vacant land, motivated.....
How often do you guys (and gals) mail to the same addresses, and how many mailings each??

    I guess it depends. Here is what I do. May, July, September and December I send out post cards to every single family home in a certain zip code. The alternate months starting with June I send out the same thing to a different zip code. I work two zip codes at a time and then after an 8 month period switch to two new zip codes. The two zip codes consist of 8,000 and 11,000 single family homes so it doest get a bit pricy. I spend $1800 to $2100 a month on postcards but one deal with pay for 6 months.

    Unless you have TOM branded name then mail over and over again...

    Everytime a house goes up for sell in a neighborhood 2 more go up with in 4 months..

    And if your only making 12000.00 profit dont buy hte house

    I also do our own direct mail...

    I believe our telephones should be answered 7 days a week. you would be surprised how many answering machines there are in our business.

    Because of this I have excess labor waiting for the telephone to ring, to keep them busy they do my mail, about 5000 pieces a week.. I pay this person 7.25 an hour. The Title Companies give me the labels for free, already carrier route presort so its a matter of peel and stick.

    I give the title company all of our business which currenly means 68 escrows...

    as to postcards or letters they are all postcards. I do mail letters but not bulk.

    If anyone would like to see one let me know and I will email it to you.

    as for responce, we have bought 145000 worth of tripple net investments this year on an invest of 21000... For me thats not too bad.

    Now I know some of you are saying I cant afford to spend 275000 in advertising.. And you’re right. Don’t out spend your ability to purchase… Just because you go spend a ton of money on advertising doesn’t mean you will be able buy houses. You must have the infrastructure as well as the capital.

    For anyone who would like to see our TV spots and Bill Boards some are on our web site http://www.IbuyHouses-Inc.com Our Newspaper is a full page color we run every Sunday along with a classified daily. Our postcards are 6x11 full color and say the same thing on both sides.

    Unlike a lot of the “Gurus” I believe in advertising… Make yourself The Guy/gal to call if you someone has a house to sell. Stand out from all of the others who only do road signs. Do more deals make more money..

    I do what I call a mail around... Everytime I buy a house I mail 200 letters around that property. Everytime I sell that same house I send it again.

    keep in mind that everyting we do is about advertising. I put up bright yellow for sale signs on yellow posts, put up large yellow banners on the garage, my employeed who work on the houses all wear bright yellow I buy houses shirts, our trailers are bright yellow and say I buy houses.

    So by the time these poeople have received hte second letter we are top of mind to them.

    I also mail to NODs and to them I send out what I call "Mary letters" and postcards 16 differnt times over a 24 day period.

    The mary letters are 5 different letters both in english and spanish (not at the same time) saying basically the same thing all hand written hand addressed on yellow paper in a white envelope with a regular stamp.

    What type of flyers and what promotion? Lists of what?

    My mailings get about a 2% response rate and I think that is great compared to what others are saying they are getting.

    I have 3 different mailings I do.

    Like Matt said 7 cents per PC is pretty good.

    Its pretty easy to make your own postcards, go to comp usa or some office supply store and get some photo paper, use microsoft word to create a post card..super simple

    the best place I know is www.overnightprints.com they have a sale where you can get 4,000 postcards, color, you make the design, etc. all for $150.

    I have a local one in Buffalo, New York for $5.00 specifically for skip trace.
