Letters To Home Owners Pre-foreclosure

Contacting a homeowner whose home is in the process of being foreclosed is a delicate situation. Could someone share with me any letters or scripts that they have used for contacting the owners.

    Something I learned from one of the best direct marketing people in the US.

    Be very careful about judging the pulling power of a letter by collecting feedback from people who are outside the target audience.

    The only really useful feedback is the number and quality of the responses.

    Create a letter that becomes the control or benchmark. Send it out and measure the responses.

    Then tweak the letter and/or how it is mailed (first class vs. FedEx). Send out the next set of letters with half being the control and half being the new, improved model. Measure what pulls better and then decide if you have a new control. The best performing model is always the control for the next round of the promotion. If the old letter pulls better then stick with it being the control.

    Some letters will get lower responses but they will be better qualified responses. Or just the opposite.

    Some other promotional tools have better shelf life in that they will elicit responses months after the item was distributed.

    That very well may be true, however, remember the mind setting these people are in. They are feeling alone,embarresed, just plain old CRAPPY, and if i felt like this, the last thing i would respond to would be a letter or postcard that "just by reading it" feels like a corporation is going to be knocking on my door and not a friend.

    We are all in the business to make profit "and the seller knows this" but never underestimate the power of relating to the seller and just plain old being compassionate and their friend.

    If you were in their shoes, with whom would you want to speak with?

    When working forclosures I go directly to the home and knock on the door. When I no one answer the door then I leave a letter that I would appreciate having you look at and give some advice on how to make it stronger. thanks

    In case your wondering we do loss mitigation (free) and a lot of times that's what get us in the door sort of speak. When we are sucessful at helping the homeowner reinstate their loan we have found that the overwhelming majority of those people fall right back in the same siutation in less than a year.
