Golf Shirts
For those that wear "We Buy Houses" or similar shirts, where do you get them? Local retailer? Internet website? Do you get a generic "We Buy Houses" shirt or do you have them custom made with your own company name and the the "We Buy Houses" or similar moniker?

Unfortunately many municipalities have ordinances against signs. Some are more lax about FSBO signs than other investor signs. My guess is that the city is taking them down.
One strategy is to put them out on Friday night and pick them up Sunday night. The idea is that city workers are not out to get them on the weekends.
I always thought this sounded like too much work, but you may want to try it.

You are absolutely right that you have to know these figures to know if you are campaign is successful. For every campaign I want to figure what my Cost Per Lead (CPL) and Cost per Deal (CPD) is.
Your figures sound reasonable. If you are doing 1000 or more at a time, you may be able to shave some cost off by going with a big mailing house. You can usually find them ny looking in the Yellow Pags for Mailing Lists, Mailing Services, or Direct Mail.
