Generating Leads

I am not searching for online sources of COMPS.

But perhaps some of you might recommend a few sites that give the info about "Out of State Owners" "NODs" "Tax Info" and data of that nature.

Pre-Foreclosure info on the web is welcome but I am looking for more comprehensive data on homeowners to determine possible distress.

    the ability to generate leads in this field is mitigated by two very important factors: money and time. ok, knowledge is a big factor as well...

    look, i have been on this board for only a little while now and i have seen quite a few posts of people asking where they can find "pre-foreclosure" leads for free (maybe if they're lucky, somebody will PAY them to take the leads, eh?) and the truth is that it's going to take research time and money to find what you are looking for.

    simply going through a pre-foreclosure lead site isn't the best option - the most successful businesses are consolidations of all their necessary parts and if you want to be a success in any field (including real estate) you need to do the research instead of paying other people to do it for you. what does that mean? it means that you need to talk to real estate agents and mortgage brokers in the desirable area - ask questions that will help you to ascertain the particular home owner matrix that is required to give you the best odds in a "blind" campaign in any particular area.

    look for re-fi's at higher interest rates (10%-13%) in the last 2 years in the area you want. look for lower household income. find the demographics for YOUR area that are going to give the best results.

    then do your postal mailings, at least 4-6 times to each target address. put up posters and advertisements in the area that you are trying to reach. more than likely you'll find more than one deal in any one neighborhood, if you go about it right. be persistant. follow up with phone calls if you have the time.

    it might cost you $3,000 or more just to blanket a square mile. but the gains that you can realize from the upfront investment could be huge, if you have done your homework.

    it takes money to make money.

    Thank you for your comments. That was very well said, and I agree with you.
    I have a preforeclosure source that I believe is worth the money.

    I need other targeted data, and I like to call and mail prospective sellers.
