Has anyone learned which days of the week are the best when initially calling people about solving there property problems?

    Ica that just isn’t good advice....

    The fact that they have posted their telephone number is not a free ride to call them you must script your telephone conversation along the lines of buying their house... And what do you do with expireds or NODs.

    And just calling whenever they are not asleep is stupid.. Set your times to call on purpose and stick to it..

    I would agree having them call you is better but most people cant afford the expensive marketing campaigns to have that accomplished...

    But what do I know....

    When cold calling there are a few points to follow.

    1. Make sure you are calling someone who is not on the Do Not Call List.
    2. Always have a script and the typical objections written out and in front of you.
    3. Practice your script and objections every time before you start calling.

    4. Track the type of call; i.e. FSBO, Expired, NOD, Absentee, Cold for numbers dialed, times you were able to say your script, (and only to the home owner not their children) number of leads, and number of appointments.

    5. Only let the telephone ring 3 times... Letting it ring more will either slow you down or make someone run across the house only to find out that it is a telemarketer on the phone, and yes you have become a telemarketer.
    6. Learn to mimic the person on the other end. If they speak soft you should too. If they speak in a hurry than you need to speak in a hurry. If they have an accent develop different accents and you will be more successful. You want them to feel like they know you and you do that by mimicking them.
    7. Make sure you have embedded commands in your scripts.. Embedded commands are statements like "When I buy your House" or “When you sell me your house". They’re statements that cause the seller to believe an outcome.
    8. Call between the hours of 9am and 11 am Monday thru Friday. And 6pm and 8pm Monday thru Friday only... You want to talk to people before their day starts and right after they get home. Any other times are just a waste of energy.
    9. Understand what "NO" means. For every No you get puts you that much closer to a qualified lead and qualified appointment.
    10. Know your numbers... FSBO should equate to 1-25 appointments to calls, Expireds 1-15, NODs 1-25, Cold 1-100.
    11. do not stop calling before your time to call has expired to go on an appointment. Pre-Set your appointment time around your telemarketing. And never deviate.
    12. When calling stand up DON’T sit down.. Standing up will give you much more energy and it will be heard through your voice over the telephone. Get a tall desk to work from and a quality headset. When you master calling buy a double headset and dial two lines at a time. It is really easy and if two people answer just hang up on one finish your script and call the other back..
    13. Don’t give up…. This is by far the least expensive form of advertising there is and those of you who are new should take advantage of it.

    My feelings are hurt...

    If I may be serious...

    I just read some of you past posts, and let me say, you have some very good advice and your ability to express yourself without using words like "stupid" proves to me that you are a wiser mind than I...

    I just take the idea of marketing very serious, and although I classified your ideas as stupid I should not have... They were incorrect in my opinion but no idea is stupid.

    Telemarketing, for most, will be the best resource they have to get that one step closer to their personal paradigm shift of wealth creation. I don’t think we should trivialize the importance of marketing the correct way.

    Gosh.... What the heck was I thinking?

    The next time I go out to buy a house I am going to grab the hand of the seller and say "I love You"

    And then say "Its not your fault that you havent paid your mortgage in 6 months and that the bank is going to take your house from you"...

    "here let me give you more than your house is worth because oh did I say " I love you"

    That is that biggest bunch of crap I have heard...

    We buy houses for profit... Dont appologize for it....

    Expireds are expired listings that realtors were unable to sell , im assuming? If not, can anyone explain what an "expired" is?

    Yes and we must not forget to kiss their hand or any other parts of their anatomy to get the deal. LOL

    When I purchase a house the seller must sell me on purchasing the property, remember I am the buyer. So they must give me the best possible price or I will not buy.

    I guess these NLP guys go into a auto dealership and convince the car salesman to sell them the car.

    "Gee you mean I can purchase the car for sticker price, oh I really love you."

    Let me know when the last time you saw this happening.

    I get too frustrated at times with some of these posters...

    And you mean t tell me you dont pay sticker price for your cars?

    Doesnt the Attorney Generals office get involved when you try and take advantage of the poor car company by buying less than value?...

    Now we are getting way off track...

    But let me tell you about the time I went to see the 3 BIG girls.... And I mean BIG... Each one must have been 350 pounds... Grandma, mom and daughter...

    they had all of 5 total teeth between them and smoked these horrible smelling cigars.... Spandex shorts and floppy tops except for grandma who was sittin there in a grandma gown you could see through.

    And grandma was the worse... When the mom asked me if i wanted to see the house? We got to the room which she called... "this is my bedroom" and smiled.

    Then here came the daughter... First words out of her mouth was " What a fine piece of white meat you are"

    I thought I must be on candid camera...

    and no I didnt lower my integrity...

    I did buy the house however.

    I guess it is all about presentation.... And as far as the Win Win goes....I know I received what I wanted...

    And I am fairly confident that they were left disappointed. Not that I normally have that reputation.
