800 Buy Kwik

Has anyone used the marketing firm of 800buykwik? The sell licensing and then you will get motivated seller calls routed to you through their company. I need a quick answer because I am considering using their service. Can anyone share their experience with the company?

    Out of many they have some of the nicer ads and a jingle. That said they need a jingle and no one spells quick as kwik.

    I have had a lot more success with my www.webuyhousesforcash.com site

    I use several and this is the only one that is subscription. This site makes me $100K plus per year and is much cheaper for me than the site I put together www.homechamps.com which has cost close to $15,000

    In everything it is the risk reward ratio that must be considered.

    With KWIK you need to advertise to get them to the site as they are generally not on the first several pages of a search engine search..

    Find out what they will really take for the property and have them sign a contract that says they are selling you the property for X amount.

    You then take your contract to you and or assigns and go find a buyer for Y amount (more than what you have it under contract for) once you have that figured out you can assign the contract or do a double closing, the choice is yours.

    That way you will be a principal in the transaction and do not need a license. However make sure they fully understand what you are doing and leave your self an out if you cant find a buyer in short order.

    In almost all states you need to be licensed to do this.

    If you are looking for buyers (what do you want them fore?) then run a ghost ad mirroring the buyers you hope to attract:

    3/2 nice place $100K etc. and see who calls. When they do you tell them that that house is not available now that you expect to have another one similar in the next few weeks. Would they mind if you took their name and number and called them when it is available...

    Once you have the ad try posting it in the closest stores, carneceria, etc to the property.

    Tell the owner you will give the tenant a $100 gift certificate to his shop or offer $ to him if a tenant comes through this venue.

    First create a list of who you have called already and follow up with them in a month or 2 (either call or direct mail) they may change their minds after they make a few moremortgage payments. Then you need to find "very motivated" sellers, pre-foreclosure, divorce, bankruptcy, probate/inherited, the list goes on....Make sure you have a specific message to the people you are marketing to. Try to step into their shoes for a minute, what type of marketing would you respond to?

    The key is follow up, everyone thinks their property is worth more than it is in the beginning. After a month or two without offers at that price the reality sets in.

    If I were you I would get a list of out of town owners of property in your area and send them a nice letter. This has a real high return in many markets.

    I see the Listing agent as useless to an experienced investor.

    We list for $250, offer 4% to the selling agent, occasionally offer an additional $1,000 bonus to the SA to speed up things.....and raise the price to cover those costs.

    It works for us.
