Which l/o property moves?

Would appreciate any feedback on whether l/o properties move quickly with or without all appliances. This is my first l/o and can't quite figure which has more appeal. Since I can make all sorts of wrong assumptions on where potential tenant buyers are coming from, thought I'd ask the experienced on the forum what they've found.

    Lease Options in our area will move faster with the basis appliances of Refrigerator and Stove. We would leave the washer/Dryer out. If you have the basics in place, you have a better chance at getting a higher non-refundable consideration from them when they take possession!

    You also might want to try the approach of leaving or installing a washer and dryer as well. This could definitely be construed as a little extra bonus by your Tenant-Buyer -AND- you can always add the cost of the appliances onto the price of the house. In reality, the washer/dryer didn't cost you anything!

    We always ask for Everything. When someone says they want to keep the frig. the reaction is "ohh, humm". We have only recieved one house with no frig. In the last three houses we got all the appliances and in the past two we even got the lawn mowers. In our area the appliances something that come with the house. We ask for everything from the washer and dryer to the lawn mower. Always ask does your mom or the apartment your moving into have the hook-ups?

    Thank you! I was inclined to go with the applicance as an extra $ boost and marketing edge. You're confirming my instinct isn't way off base. Thanks for the support.
