"Subject To" Method, What Is This?

I have lately be coming across this "Subject to" method, it seems to be the new thing in R.E. Investing. Could someone please explain to me in detail how does this work and is it the same as a "Lease Option" ? Thanks,,

    You only want the Lease and Option separate with your Tenant Buyer. With your Seller, the two should be combined in one Contract.

    I try to stick with 3 bed 2 bath homes only, but I know each market is different. For example, in parts of California a 1 bedroom shack can go for $300,000 that I would not even be able to give away where I am.
