New Investor

I am new to this business. My family and I have been researching the field and are ready to begin making money through investing, buying/selling foreclosed homes - GA area. We do not have the best credit and would like to know how to get started without great credit, cash, or having to hold onto homes for long periods of time. As I said, we are new and have been reading. Granted we are not ready to hit the streets and we know this - please no negitive feedback. oh oh

    First of all welcome to possibly one of the greatest resources you have at your disposal (this site!).

    I recommend to everyone starting out that they read a few books by Robert Kiyosaki: Rich Dad Poor Dad, Cashflow Quadrant, & Retire Young Retire Rich.

    These books work on the mindset you must have and your ability to expand your mind.

    During the reading of those books, try to think about what areas of real estate investing would suit you best. You have many options but basically you have two areas: short-term flips and long-term rentals. Within that you can carve your niche.

    Good luck and I recommend to read all you can. Start with Robert's books and then start reading things of more specialized interest for you.[ Edited by myfrogger on Date 12/07/2003 ]

    You can learn a lot from the foreclosure forum on this site. If you are buying at the courthouse steps you will likely need cash. This may vary from state to state, but in CA you need cash. If you own a home a Home Equity Line Of Credit (HELOC) is an excellent source for short term use such as foreclosure purchases.

    You might seek a partner with cash or try birddogging for a while. You might also look into subject to purchases. John Locke is our resident authority on these and his materials are held in high regard.

    While can't be as helpful as I would like, I do have this book and have yet to give it more than a quick glance.....I can say that their books are usually pretty good and this one looks like it has some pretty good general info. Make sure you understand your state's foreclosure laws.

    I would like to echo edmeyer when he suggests looking at other forms of real estate investing as well. In California, foreclosures are somewhat involved due to the laws involved.
