Need Comps In FSBO Transaction
Does anyone know how I can get comps without using a realtor? Our home is being appraised and the appraiser needs comps - because we did for sale by owner - we have no way of getting on the MLS/MRIS system.
Any one know of another way to get COMPS?? Northern VA Fairfax Station

Why is the appraiser asking you for comps? It's their job to find comparable sales in order to give a fair appraisal of your house--no matter if it's sold by realtor or by owner.
Also, check the LINKS section [http://www.thecreativeinvestor.com/Web_Links-index.html] of this website for internet comps (but be forewarned that they're not as good as MLS or appraisal-driven estimates).

I couldn't agree with Andy more. I think I would run as far away from an appraisal company that asked me to do the Comps as I could.
Take Andy's advice. Ask your appraisal company how they appraise real estate without being well versed at getting Comps themselves. Good Luck.

Appraisers know how to get what they need without asking you.
Find another one or tell them to start earning their fee.
BTW - They normally just call the agents in the area to find out what has sold, etc. Hence it is not hard for them.

Hey, I wouldn't be so hasty to denounce this appraiser!
In fact, it's to a seller's advantage to feed comps to an appraiser. Also, it's quite common.
The appraiser isn't asking you do to his work. He's going to do his research anyway. He's asking if you want to tell him what you expect to see and to show him your evidence (the comps) for your expectation.
Don't pass up this opportunity!
I'm with jchandle. Give the appraisor the comps you WANT him to see.
You must know a Realtor around town. Just call them up and ask him/her to pull some comps in your neighborhood real quick.
An appraisor often asks an agent for comps, but there isn't one in your case. I definately prefer to be asked for comps than I do having an appraisal come in low. Good luck!
