Look For T/b Before The Sellers?

Would it be a good idea to advertise to tenant buyers BEFORE I actually have a property available? This way, I could get a feel of what locations are in demand. Then, and only then will I go out and find sellers in those locations.

Are there any legal ramifications or potential downsides to this?

    Finding qualified tenant/buyers is in our case the uphill battle. The homes are everywhere and deals requiring very little creativity to complete. Again, the effort represented as a percent in our business model for finding tenant/buyers vs. finding a unit is approx 70/30. Tenant/buyers today are picky about the details in the unit. (carpet color, location, appliances, etc.)

    REally? they are picky? I thought they would be the total opposite of picky since they are paying you money for the priveledge to buy a house with owner financing as opposed to being approved thru a bank. I thought the carpet color would be the least of their worries.
