How To Sell New Tenant /buyer

I'm having a hard time getting people to want to L/O. I've advertised rent to own,and am only asking 3%-4% down.
These are nice homes,nice areas . I've advertised in papers,and w/ signs.
I seem to have hit a plateau. Any ideas? :

    It could be a series of things that you are not doing and don't realize it.

    Let's do a little analyzing on what is going on.

    First what does your typical ad say?

    I kept it real basic, describes the property 2/2 condo,pool,no hoa,
    area of town,rent to own.
    I put an ad out in the city newspaper. Also, rent to own signs,and one the property as well.
    I answer my phone all hours,to make sure I dont miss calls.

    Well, most people call asking to buy it outright, and get prettty mad when I tell them that the particular property
    is L/o only. OR for those interested ,when I attempt to take their information, to figure out what kind of home, payment, etc they are looking for/at,they seem not interested or motivated enough. I'm having a challanging time trying get them to see the benefits.
    Most of the time the excuse is
    that the 3-5%(which is usually 4-7k down is too much for them.!!!!!! Whats a person to do at that point? Maybe i need to prequalify the right type or motivated ppl. Its kinda funny b/c many of them call me and act as if I owe them something, when in fact I'm helping ppl get to own their own home w/out a huge down payment. They call with a "what can u do for me attitude" instead of "whats your program about " attitude. And I mean attitude, its like some just call to argue intentionally. What can I work on? Im open to whatever works.

    Oh and Im getting about 13--15 calls a day on the neswpaper ad. And about 10-12 who drive by and see the sign.[ Edited by newbirdie on Date 04/27/2004 ]

    where are you located and where's the house?

    That is certainly an adaquate response. Maybe we should work on changing your advertising so that you get fewer calls but better.

    Why are you opposed to letting them cash you out?
