Getting Lease Optionee Leads Not Sure What To Do

I have a website that offers an area where people can submit their needs for a rent to own home in Florida. My goal as a new investor was to get my lease optionees lined up before I found my properties.

I bring about 10 applications a day all throughout the state of Florida. It requires that I at least read all this email but now I'm thinking it is more trouble than it's worth.

I'm interested in those with L/O experience. Should I tone down my marketing and only advertise to those in the areas I serve.

Or do you think this could actually be another source of income for me by providing the optionee leads to those investors in other parts of Florida?

Please understand I'm not finding Lease Option homes -- I'm find the people that want to rent-to-own/LO... that seems to be the easy part smile So if someone offered you this service would you find it helpful?

If yes, is there a place on this website that allows for such an offering? I looked to the TCIRealty area but it only offers property.

Any insight would be appreciated. Thanks.

    Yes, I would definelty do something with those leads! That could definetly be another source of income! Make a list of other investors who are looking for lease option buyers. Work up some sort of fee and generate a little extra cash. No sense in letting those leads go to waste.

    In response to Optimum's question about how I'm doing my marketing.

    I am use search engine marketing methods (to use a technical term) I'm "optimizing" a specific page in my website to target specific keyword phrases.

    My current job is with a web design and Internet marketing company.
    So I have the ability to review all of the search engine databases to see what keywords Internet surfers are typing in. For Florida they type in things like "Rent to own houses in florida" or "lease to own florida" or "florida homes with acerage rent to own"

    I then program/design the website to incorporate these keyword phrases. We then submit the site to all the major search engines.

    Voila -- within weeks, visitors are arriving to the site and applying online for rent to own. And we perform all our communication via email.

    I'm then creating a direct E-mail campaign targetting homeowners of 1 to 2 years, in specific zip codes and income levels and plan to send an email offering "We Buy Houses Cash" with the goal of getting homes on a Subject 2 basis then turing around and putting my lease option folks into them.

    What I'm doing with my marketing is applying the rules and tools of Internet marketing (search engines and direct E-mail) to the world of real estate investing.
