Title Search And Liens

I am researching a property in Maryland where the owner lives in CA. It was due to a divorce. According to the Tax Assessment, he is still the holder to deed. However, the owner is receiving conflicting information to title and liens. According to his bank, there is no lien on the property other than the first mortgage. However, neighbors say the house was auctioned to his wife for less than the amount owed. The bank stills claims he owes on the mortgage and that he is the deed holder. I expect to visite the recorder of deeds monday to investigate the matter. Is there another possible scenario here so I cover all bases. This project has significant financial impact as well as personal. thank you for your help.

    If you seriously want to buy that RE, you'll need a title policy guaranteeing whatever title you're wanting to buy, so such a policy will protect you from any hidden, unrecorded liens

    And if the Seller gives you a W Deed, stating there are NO liens, that and the title pol should cover the bases totally.
