I hand delivered a letter to an address that had a no soliciting sign on the door. can i get in trouble

    You would have to determine if you were "soliciting" under state law in order to determine if you have anything to be worried about.

    why not just send them out on little post cards. i am a letter carrier(not 4 long hopefully ), and i see this all day. i dont think it is extremely expensive to send out alot at a time.

    First house would be no benefit unless you allowed the bank to put a lien on that deed. And either way with deed in LLC name you now need more expensive commerical insurance and any loans would cost more because they are commerical loans.
    LLC is still not 100% protection and how many have you heard that have been sued and regular insurance did not cover. I went back to having my properties in my own name and use the money I save on insurance and loans to go toward buying more porperties.

    wow, no one wants to try and answer this? I will give it a shot then. ok first things first. you cant really do anything to your broker or your friend. your complaint is full of "they saids". keep in mind when you go to court or anywhere trying to plead your case they will say they didnt say whatever you say they said..whew. you can however file a complaint against the broker. contact your local association of realtors and file a complaint. then call the dept of liscensing and talk to the realtor liscense section and file a complaint with the director. again he will say he never said that, but get the complaint on file and if enough people start doing it the director may start to see a pattern of this guy and complaints. as far as the mediation thing goes I would call whoever is running the mediation or who is in charge of all that. ask them if you need a lawyer. I have never been through that so I dont know. sorry to hear about your bad luck, there are a lot of slimeballs out there. hope it all works out.

    Man, this is a bad situation...

    Being a woman, here is what I would do. Check out the privacy laws in your state and make sure that the recording of conversations is not illegal. It varies by state. Wait a couple of days or weeks... let things cool down and then see if you can get them to recollect the fraudulent deal on tape. Get the fraudulent deal on tape and then give it to the authorities.

    It’s snakes like this that give real estate investors a bad name. FBI lives to burst operations like this. Good luck

    Thanks guys. I have an attorney on the case and I will update you on the outcome. They just sent a letter to the broker demanding the funds.

    My attorney said they have tp produce a letter saying I was approved for the loan. She said they also have to prove damages. I hope this works out for me.
