Quit Claim Wording/questions (HELP!)

Getting ready to do my first quit claim:



1. I noticed some differences in wording...mine is in AL. Does there have to be a "sum" that I am quit claimiing to my LLC (most of the standard forms show some sort of line for a monatary sum)? I noticed some are as a gift and there is specific wording for that. What are the ramifications of the wording?



2. What is the product of this? That is, what will the recorder hand back to me?



3. What is the process once it is filled? Does the county forward it to my lenders or I am required to do so. Where else will it go?



4. I had the form itslef notorized back in April. If I file in June, is it retroactive to when the form was signed or when I filled it.



5. What else am I missing?

    Help. I feel I was tricked into added this buyer onto title by QCD I signed. Now the deal fell through and need buyer to QC herslef off title but she has not responded since (in the past 4 days).

    Is the QCD the same wording to get a name off title as it is to get someone ON title? If not, what needs to be changed?

    Also, next step is to file a suit of quiet title if she truely disappeared. How much and long does this take?

    Just on a side note -- in my opinion if one acquires property from another unjustly then it is fraud. Why do you feel that it is not?

    Who handled the settlement? If you had an attorney or title company conducting the settlement, and they mistakenly recorded title when the deal fell apart, you should make the problem theirs to solve.
