Buyer changed my contract, forged initials, showed contract price on hud1 as 240k when contract was 155k, asked me to endorse 1 of 2 checks over to him.

Im no idiot so of course i walked, along with being pretty pissed about noy being prepared for this little scam.

Does this type of thing happen every day, with investors, kicking money back to buyer.!

At the very least, it is forgery. I believe that is a crime in most states. It may be worthwhile going back to the seller and telling him you will report him to the cops unless he sells for the correct contract price with no kickbacks.

And, of course, you could get a lawyer and sue him for specific performance (that is, force him to sell you the property at the correct contract price). In that case, you may have to offer some proof that you did not authorize the change in contract price.

Sad but true: most scammers realize that it is a pain and expensive for someone to get a lawyer and sue, so most people who realize the scam will just walk away and not pursue them.

The poster was the seller not the buyer.

I have seen that type of thing done before to cover needed repairs or things. but only with the Sellers prior knowlege and approval. Him changing the contract after it was signed was fraud.
