How Do I Structure This?

I have a seller that wants to sell the house for $45k, I have a buyer that wants to buy the house for $85k. So how do I structure this to get the difference? Since the end buyer is getting bank financing, flipping the contract is out of the ques , becuz of seasoning. And, I could go the hardmoney route, but that eats into my profits. So what to do?
