how does a bank find someone to do a trash out of a foreclosed home

    thanks for the replys and sorry about the confusion, what i need to know is how a bank which takes back a home through forclosure finds someone to take care of the property. are bids collected by a realty co. to do the work, do banks contract the work themselves. what is the process that happens when a bank take possession of the property.

    thank you bargain76 thats exactly whay i expected but how does the realty contract the work, is it bid on by a number of business that do that kind of work or do they give it to someone they know. do they collect the lowest bids or charge the banks whatever they feel like to have the work done? and thanks again for offerring me your valuable time. terry

    Well first of all you need to see what assets he has in his name. Is the real estate he has in his name, or that of an LLC. How about bank accounts, cars, etc.

    Also is the contract in his name or that of a corporation or LLC?

    You can take him to small claims court and get a judgment against him. Then you can file liens against any of the assets you can find that match the name on your judgment.

    I believe that you will be OK if you sign as AGENT FOR THE OWNER, meaning that you are an authorized property manager.
