Bought a restaurant. Want to just sell bldg.

Hello, I bought a restaurant with the land and equipment. It's located in Kansas. I would like to sell the bldg, and equipment, and lease (keep) the land. I know I will probably end up with an attorney just to be safe but I have a few questions before I start. 1.) What's my recourse if they don't pay the lease? 2.) How hard is this to do?
