where do i start?

I really want to get started in real estate. Right now, primarily, income property. My problem is that i have a very low income job, i haven't been at any job over 2 years.It is hard to keep a good paying job here for 3 years where they are laying off all over here.The banks would not help me at all and don't think i am old enough to do this. i am 21 and people seem to think younger people aren't intelligent or capable of anything. i am trying to figure out where to start in real estate. I have thought about obtaining a grant, is that a good idea? i am good at hands on type stuff like repairs and such, and i enjoy that work and know a bit about remodeling and have a friend who has done it all his life. I want to start working towards my dream now, not when I am retired or close to it. Please help someone, suggestions please

    Well you made a good first step. You are on this board....

    I know it is difficult when you are young and no money or job history.

    Here is what works for me. Find a good mortgage broker (I became one so I did not have to look) Ask them all about the NOO programs in your credit range.

    Then go out and look at LOTS of properties. Sooner or later you will find someone that so wants to get rid of their property, they will bend over backwards to help you fit the program just so they can get out.

    Or if that is not a strategy you like, there are many others on this board that do not require anything to do with banks.
