What Would I Take To Get Your Attention?

Here is the deal....

Let's say YOU were a "motivated" seller, (say you're desperately in need of selling your house for what ever reason.. equity or not in it) Or you're just tired of having your property listed with a realtor for way too long and zip (nada). "What" would really work for you in this situation if " I " approached you (via mail, phone, email or you called me form my ads) as a solution to your problem? What would you want to hear or see or not hear nor see from me?? How do I NOT give you the impression that I'm just another scheme and want to take adventage of your situation? What would get your full attention to me?

    1st off, what is the house worth, what are houses in the area selling for, and how much do you owe on the house. We'll use simple numbers....

    In this situation, lets say the house is now worth 200k. homes in the area are selling between 180-210k. THe owner owes 150k on it. You have a maximum of 60k in equity. But how long do you want to hold on the the property? What is the individual marketing it at?

    Now lets say worth 200. owe 130, they trying 2 sell it for the 200 its worth. I'd tell them, give them 145 for the house, (putting 15k in their pocket) then market the house for a QUICK SALE, for lets say, 179k. Thats worth doing it,

    Now, does the house need repairs? is it ready for a family to move into? Can you do anything to do to make it worth more, and also, more desireable?

    These are all things you need to consider. If you have this information, post it, and you'll get oppinions.

    Okay lets use your numbers above (equity not important at this point) and say the property is ready to move in... but I guess that I'm more intrigued in the "ice-breaking" process.. in other words, let's say I know anything about the property yet but say a prospect motivated seller calls me OR " I " approached the seller via COLD CALL, ....Assuming you're this seller, I call you for the first time (So that I can get all the information of the property from you), what would make you not want to hang up on me and give all your attention to me instead?

    I would show them a letter of credit that they can call and get proof that you are a serious buyer. If you closed properties before, you can get references from the banks or show them your closing documents that you are serious.

    I fully agree with greatlakesland's post proof of funds is king. If you have done your due diligence you will have all the info "before" talking with the owner. Then make a resonable cash offer to close on short notice and you up your odds tremendously. If they say no to a resonable cash offer to close quick then they are not motivated and move on.

    I am sorry, but having tried this method so long ago. I find it not effective. Remember you have many many properties to examine and there is only so much you can do.

    What I do of course is have a complete breakdown on the property. I get it from Retran and it is complete.

    I try to set an appointment but if it is not forthcoming I just knock on the door. I try to establish an empathy and to that end I explain that I am there to consult with them as to the best way for them to handle their present time financial problem. And I do. Whatever it takes. Refinance, Secondary, Bridge Loan whatever. Sell the property or in the final instant buy the property and if a profit can be made on my buying it fixing it up and reselling it I then set that up with a future participation in profit. In exchange they vacate and I help in the relocation to cheaper quarters, whatever it takes.

    When I finish I have done my best for them. I have explored every avenue and they have made the selection. I document all of this in great detail. I then perform.

    It is as stated. No more no less. I think it is a matter of self. You must project a positive but not intrusive image. Having done that your job is finished.

    Agreeing with lucious:
    The best way to get someones attention is to show empathy. If you call say something nice or ask a question about their "personal space". I recall two telemarketers who kept my attention much longer then others. They both told me where they were calling from and asked how the weather was here. They said some really REALLY chatty things before they got to the point. And mostly they didn't sound like robots reading a script. Get in their minds. How are they feeling. What is their problem. How can you help BESIDES relieving them of their equity. teach them to budget, find them an apartment, get them in contact with a credit rehabber. I belive that we should help these people a lot. We are getting paid hansomely for it.

    to keep me on the phone in that predicament, you'd have to start off with a number close to the cost of my house, then maybe you could start to justify it down during our conversation. this would make me feel like i'm not losing anything.

    this or offering me a new note that you hold for a higher interest rate - which no one would do, but it'd hold my interest b/c i would get to keep the house!

    GREATLAKESLAND,

    What you also have to keep in mind is that people ideally DO NOT want to sell the house. They want to keep it, so waiving cash is not always the best idea. I would say, if you try something and it doesn't work, try different approach. be persistent and the things will happen.

    I try to deal with people that want to get rid of their property. This is what and how I advertise to them.

    I say I have many people (over 50) how are qualified , pre-approved for a loan buyers, That May be looking for a home in your neighborhood. Please call me at my office, e-mail me, to come and see me personally. I will work out a deal that works for you.

    I can't keep my phone on the hook.

    That's what works for me. Everything I said is true and if people want to check my references they can. The thing most people hate is you promise them everything and give them nothing.

    I do not mean to be rude but in my experience teaches me to be careful when people say "believe me". In situation like this, my alarm often sounds off and since you manage to post so many inconsistent story in less then a month, including the one that you are "so busy" that you can't keep the phone on the hook and the gem of all that you are buying between 18-20 properties a month, etc, I wonder:

    1) why the heck are you hustling this board with self advertising of your expertise in every possible filed?
    2) Why should anyone want to check your references if you are not here to solicit business the company you work for?

    Can you please explain that?

    I am talking about what I tell people stupid. Most people don't want you wholesaling their properties without REFERENCES. Why would anyone give someone they don't know a chance. I go in front of people and advertise at meetings.

    I tell the investorsthis:

    Hi, I'm Lori, I'm with ABC COMPANY and right now I may have a qualified buyer for that property you want to get rid of. I keep a running, and updated list with over 50 qualified, pre-approved for a mortgage people. Just waiting to move into a home.
    Customer DEF says" How do I know there are qualified, went through this before".
    I say " here is a list of satisfied investors just like you that I have worked with. Please feel free to call and ask them how easy it was to work with me and my company"
    Customer GHI says " I know over half of them. How do I sign up?"

    Then I tell them the rest. I am tired of people who ruin this business with scams and phony promises.

    That you negative idiot is what I was talking about in my post. And if you don't understand you should ask me for clarification before you write your obnoxious remarks after my posts. You are like a vulture, you build people up and wait for them to fall so you can see them suffer.

    Youf tactics and messagel depend on your target audience. Think like a large company selling a product. Would you have one commercial that would be the same for any audience? Would your English commercial that shows skantly clad people play well on the Spanish or Nickolodeon channel. Would you just then use the sound track to play on the radio?

    Are you going after preforclosures, people with ugly houses, vacant houses, probates, frustrated landlords, expired listings, what?????

    Get a group that you are targeting first, then work on the message and delivery.
