What Should I Ask Callers?

Im working on writing a script to follow when my target audience of people in pre-foreclosure status call me.



What things should I be asking above and beyond the "how many payments are you behind" and "how much is your mortgage for" questions?



Anyone out there have any decent scripts they would like to share?

    i made a list of questions.
    besides the obvious ones that you already mentioned:
    whose names r on the deed?
    are they still residing at the property?
    repairs/conditon of the house?
    other leins or judgements against the house?
    are they considering bankruptcy or have they filed?
    have they spoke with any other investors?
    how soon would you like to sell?
    how much would you need to make you happy with the sale?

    Folks,

    The question remains, what is a truly motivated seller?
    If a seller says to you that they WANT to sell their house, don’t go. If a seller says to you that they NEED to sell their house, ask questions.

    After you determine that you have a real motivated seller, WITH THE NEED, ask the following simple example questions.

    Would you mind answering a few questions with me?

    Are you in Bankruptcy?

    Is your house listed with a licensed real estate agent in the state of [Your State]?

    Are you currently working with another third party?

    You want to just get rid of the house, right?

    Do you live in the house?

    Can we meet there?

    What is your best phone number to reach you?

    What is your first and last name?

    What is the address?

    Is Saturday at 4:30PM or Saturday at 6:00PM a good time to meet?

    I will need you to OK some paperwork while I’m there; you’re ready to do that, right?

    I will need you to go over some of the financing regarding the property; you’re ready to do that, right?

    Will your wife/husband need to be there with us?

    It’s alright if we talk about what you might get out of this while I’m there, right?



    It is a carefully structured script I use to find the one.

    Analyzing the series of questions you will notice a few things. In the first part I quickly find out who else this person is playing with, agent, lawyers, investors, trustees. In the second part I find out the technicalities of name, address, phone, and meeting place and time.
    In the third part I use assumptive questions to find that the seller is the correct decision maker, is ready to sign up, and is willing to discuss tough financial topics.

    If I am satisfied that this seller is sincere about solving the problem, I go.

    If I am NOT satisfied and this seller is NOT sincere about solving the problem, I ask the following time saving question.

    On a scale of 1 to 10, where 10 is the highest, what would you say your motivation level is to solving this problem by getting rid of the house?

    Whatever the number they give me I ask them to call me back when their levels increase…click

    Ok, I have never used www.deadleads.com but I know people who have and they are happy with the results... It gets expensive if you are chasing multiple vacant properties...

    Maybe this will help a little…

    TEXAS -- POWER OF SALE FORECLOSURE GUIDELINES

    If the deed of trust or mortgage contains a power of sale clause and specifies the time, place and terms of sale, then the specified procedure must be followed. Otherwise, the non-judicial power of sale foreclosure is carried out as follows:

    1. Prior to proceeding with a foreclosure, Texas laws state that the lender must mail the borrower a letter of demand, informing the buyer he has twenty (20) days to pay the delinquent payments or foreclosure proceedings will begin.

    2. At some point after the borrowers twenty (20) days have expired, but at least twenty one (21) days before the foreclosure sale, a foreclosure notice must be: 1) filed with the county clerk; 2) mailed to the borrower at their last known address; and 3) posted on the county courthouse door.

    3. The foreclosure sale must take place on the first Tuesday of any month, even if said Tuesday falls on a legal holiday, but only after the proper preliminary notices have been given. The sale is on the courthouse steps by auction to the highest bidder for cash. Anyone may bid, including the lender, who bids by canceling out the balance due on the note, or some part of it.
