Trying To Find Motivated Sellers....

I have heard a couple investors mention that you do better when you find properties that are not advertised. Where how do I get a hold of the properties on a consistent basis if they are not advertised. Someone please help.

    I would usually agree with the best deals are not listed or advertised until today. Just found a $55,000 condo in MLS for $29,900. Needs carpet and paint. Big deal. Will rent for twice the payments. Also saw 3 duplexes in paper for $40,000 each. I now have too many super deals. I duplexes need work but still remodeled at 70% of retail. Plan to buy them all and get rich again. Happy hunting

    It really depends what area of investing you intend to focus on.

    But here's a short list: Fliers, door hangers, bandit signs (check local codes for these), newspaper ad, sales letter or postcard mailed to a target list, reo's, expired listings, fsbo ad's, drive around looking for vacant houses.

    How would i use expried listing if I am not a realtor... I Guess the question i am asking is how does the realtor get paid from these... I asked my friend for a listing and she gave it to me but since these are not normally structured deals i would only think that the listing agent gets paid not the agent who gave me the listing..... Thanks for the advice you have been so kind to offer already...
