Before you read anyone's Book, Course, or Primer (plug) read all that you can that's been written on this, and other Forums... By reading about the most common problems that others have experienced, you'll be better able assimilate whatever reference/guide you do decide to Purchase.
Hopefully, what reference material you decide to purchase will address those commonly experienced problems, and how to avoid those problems.

Just bite the bullet and buy Dave's Short Sale Primer. I would recommend my book but it won't be out until 2025 at the rate I'm going. WooHoo!
