short sale on not vacant property

my homeowners dont want to leave the prop until the s/s is a done deal so it will not be vacant. in this case, how can i get to be the one to meet the broker for the BPO when the prop is not vacant and i cannot position myself as the "one" with the key? any suggestions?

    When you are communicating with the Mortgagee, simply tell them that you are the contact person for BPO access. No need for the house to be vacant. Just be prepared for whomever is conducting the appraisal or BPO for the mortgagee. Make sure that you get his/her business card.

    Ditto...just be sure to meet the person there with a copy of the short sale package for them. That's what Dwan and I do. We explain the situation to the one doing the BPO or appraisal in hopes their opinion of value will be in favor of the short sale. Also, if the owners will be home, simply explain to them exactly why this person is coming over and go for it.
