Rental Opportunity Resurfaced

In October we went to an open house, and made an offer through the selling agent (on a 2 family house). We were two days in attorney review, the selling agent calls us to say he just got another offer, and for us to make a counter (because he had to show the owner the offer). Long story short we opted out (felt that it was done purposely to shoot up the price). Now, three months later the agent calls us (again) saying the offer fell through & he felt bad with what happened (the purchaser realized they were overpaying by $75K and wanted out) and wanted to let us know it's back on block. I’m not sure if I want to try again. It is a lovely property, but we would most likely rent it out. Top floor is a 1 bedroom. The other apartment is a duplex main floor & finished basement.

Any thoughts?

    If it was a good deal then, it likely is still a good deal now. You don't need to give up because of some realtor politics.

    You might want to consider, however, hiring a real estate agent as your "buyer's agent". Things work MUCH smoother this way and you don't have to deal with the seller's agent. Both real estate agents will also keep each other in check agasint shady ploys.

    I am sure you were the last person the realtor that burned you wanted to call. With that said, I would assume a bit of desperation on his part. That means you could consider writing up a lower offer. If it is a rental currently, the owner may not be that desperate. However, if he has bought another, or has a vacancy, a low ball offer could work.

    Either way, I would offer less than you would be happy buying it for, and see what happens. Or as for more stuff...owner carry...3% allowance...?

    Like myfogger said, if it was a good deal then it is a good deal now, in fact it is even a better deal now.

    Knock your offer down by 10% and buy the house.
