Pre-foreclosure Marketing: Contacting The Owner

Can anyone help with a sample letter, postcard or phone script for contacting the homeowner of a pre-foreclosure? My family is looking to buy a house and living in N. California, it looks like going this route is the only way we can afford it. Then we would like to start investing in more properties. Thank you in advance. :coolgrin: [addsig]

    If I were in your situation, I would not be looking at pre-foreclosure properties. Sure, you can find a good deal, but they are more rare than most people think, and I would say they probably carry the biggest headache.

    No, if this is your first investment property (or even your third), I would recommend using a good buyer's agent. In my area, I know two buyer's agents whose clients buy a combined 20-25 properties per week. They know how to find a good deal, and they can walk you through the process of closing it.
