Could someone explain to me how to get started in the pre-forclosure market? This seems like an excellent chance to find properties.

    Find an area to work, get their Phone # and call them or door knocking. Start to short sale some mortgages, and work with the homeowners. I can help you, get some scripts and learn them.

    Thans for responding, but I have some questions. What do you mean by short sale some mortgages? I appreciate you help with scripts.

    If anyone can help me it would be appreciated.

    Where,Oh, where are you getting the pre-foreclosure list because I have been all over the county courthouse and city hall and nobody knows anything except foreclosure list. Please help???

    CHERYL:

    Look in the Chicago Daily Law Bulletin!

    It's sold right there iunside City Hall in Chicago.

    Look for the Blind Guy who sells Newspapers for a copy (about a Buck)

    Look up both Mortgage Sales and Foreclosure Notices of Default.

    They come out weekly. Also check the Bankruptcy filings. Both foreclosure notices and the BK filings are listed under the CHANCERY COURT DIVISION.

    You can also go across the street to the Daley Center, I believe it's still on the 7th floor.

    This is where you can look up NEWLY FILED Notices of DEFAULTED MORTGAGES B4 They are Printed in the Legal Bulletin!

    YOu may also see plenty of other people there who are doing the same thing you plan to do.

    So be prepared to wait...ask around while you are in their to see if someone can provide a list and/or sign you up to receive a copy of the weekly filings.

    LIS PENDENS

    For those of you interested in the Pre-fc market. Learn this word, it means a notice of legal action. When combined with Real Estate, it usually means a homeowner has been served with a notice of foreclosure.

    Depending on which state you are in will determine how much time you have to help the home-owner.

    There has been a record number of defaulting loans and banks are willing to work with you to help out the howeowner.

    These are some of the people you want to market to. You noticed I said "some"; there are many other people to market to, but I'll save that for another post. You can mail post cards or flyers to them, but if you really want to increase your numbers you can knock on their doors!!!

    WHAT??? Knock on their doors, I CAN"T do that they might, they might...Yes that's right they might want you to help them and be glad you stopped by.

    Don't get me wrong I mail out postcards like other investors, but I look forward to knocking on doors, I know I will get an opportunity to meet the homeowner face to face and assure myself a better chance to help them than any of the flyers. I'll admit when I first started knocking on doors, I was scared, but once you get the hang of it, it is fun. You meet a lot of interesting people, especially the nosy-neighbors who are happy to tell you about the other distressed home-owners. A little secret that will help you get over the fear, is to take somebody with you. If you get someone to answer the door introduce your side-kick as a friend, not as your biz partner; this is less threatening.

    The list of LIS PENDENS is public record, so you can get it at the courthouse and many of the larger cities usually have a legal newspaper that posts the lis pendens, AND in some places you can get this info on the Internet.

    Hi Ken,
    Life is the ultimate teacher--denial must submit to reality eventually. Stay in touch with the people---they need you, not the other way around. Don't push them they'll resist even more. It's all numbers. I lost a house 10 yrs ago due to illness (and poor planning for life-disasters). I know the emotions but they get the strongest when it gets down to the wire---wish I would have known Derrick or Bill or $CASH$ back then. Live & learn. Now it strengthens me in how I deal with people.
    You will get the deals if you do the numbers and practice, practice practice!

    Hello Furiousinc, I tell you there were a lot of good ideas posted on how to find the deals. What I would like to address is, having the pre-approved and standing financing. This way you will be able to know what you can offer on the deal.

    juan, do you have an example of what you say when you go knocking on doors,
    i usually open with "hi, my name is Way_motivated. i'm a local real estate investor and i saw the bank was trying to take your home away from you. i came by to see if there is anything i can do to help..."

    please critique, as i haven't landed a deal yet....
