This is called preforeclosure investing. You can start by contacting these individuals via snail mail, phone or doorknocking. Find a motivated seller and then follow Dawn's post on short sale steps.
Remember though, not every deal can be short saled! You have to be creative in your investing techniques.

Hi I am so glad you were able to find a subscriber. My research has turned up empty. I am looking for a deal for me live in as my first investment. Can you please share the name of the company that provides lis pendens/pre foreclosures.
