Info On Quit Claim Deed

I recently reinstated the mortage of a homeowner that was about to lose his property. I have filed a quit claim deed and the necessary liens. I have just received an offer to sell the house "AS IS" for a substantial profit. My question is:Do I have to do any thing different because there is a quit claim deed on the property in order to sell it.

    flynny,

    Just make sure that you are the only person on the title before you sell it. When someone Quit Claim Deeds a property, then they do not guarantee the title is clear or that you are the only person holding interest on the property. You can do some research at the courthouse and make sure no one else QCD the property recently.

    Other than that, you can sell the property and the new owner should get a Warranty Deed (or your state specific deed).

    Thanks for the reply. Much appreciated. Fortunately, I have done a title search and nothing has come up. This is my first time selling a property via a quit claim deed so I have been extremely cautious. Thanks again for your input.
