How to get the owner to deal

Ok I have done all of my research(liens,taxes, comps etc.) on a property. How should I convince the owner or what point should I stress to them to accept my deal? All Feedback would be appreciated! Thanx

    It depends, are they motivated?

    Are they in foreclosure? If so, you have a lot of leverage there. If they don't agree to your price and terms, they may not sell the home and not be able to buy another one for 10 years.

    You have to find out why are the are truly selling and point out the disadvantages about their property and their situation to them. Be friendly but bold and serious.

    You have to make them need you and let them know that you are helping them out, and not that you NEED them.

    Someone once said that you must "dig up their pain". I am a witness this works! I met a gentleman this weekend (doorknock) and we just talked about his pain, and boy did he have a lot fo it. I told him that I may be able to help him, shook his hand and walked out. He is now a highly motivated seller . The funny part is that this is the first homeowner I ve ever met, person to person. Find his pain, the best way is to ask questions that "lead" him to his pain. How did you get inot this situation? What would you like to see happen? How much can you afford? Etc..
