Help!! First Trustee Sale Is Tommorow

I want to attend a sale for a property tommorow, but when I call the trustee's office, I get a secretary who tells me nothing except the auction time and place and she's not even sure if that is the correct property. I have a parcel number, how would I find out if the property is still for sale and what other information do I need to proceed with a purchase? This will be my first auction and the opening bid is only $4K? Please help.

    Well since it is tommorrow I guess you will have to go and find out. You will need the money in case you win the bid. Most auctions give you 48Hours to pay in full. Well Good Luck

    They don't even know if it is still going to be auctioned off and I am starting to get frustrated.

    Make sure you find out what's on the title before you bid!!!!! THIS IS VERY IMPORTANT. Let's say it's worth 100K and you buy it for 47K.

    BUT....you find out that there is a 2nd on it for 80K, a mechanics lien for 20K, an IRS tax iien for 15K, and you're upside down immediatly.

    If you haven't done your homework on the title, don't bid, no matter how good it looks. If other people don't start bidding at 47K, it most likely has other things on the title. Know how high you can bid as well. You generally have to show up with $5K of certified funds and have cash within 24 hours of the aucion for the full price.

    I am trying to find out info on it but the secretary at the trustee's office keeps telling me that I have to do my own reseach, and to call back then. When and how do you make sure the title is clear? I have been calling the courthouse all day, but I keep getting a voicemail, so I am getting frustrated because I am running out of time.
