This letter has provided me great success:

    Dear (Customers Name):

In the public record of (county name) County, I note that a foreclosure action has been filed against your property and you may not be aware of this. If this is the case, I urge you to contact your lender, to clear this issue promptly. Your home is at risk.

Perhaps I can help; I am a serious real estate investor with experience in the foreclosure process.

I am looking for houses in any price range. I can pay cash. I can take over your payments, or lease your house right away.

If I may be of service in this matter, it would be my pleasure to do so. You may contact me at xxx-xxx-xxxx, by mail to the above noted address or by email. I look forward to your reply.

You can get the cash you need in as little as seven days. I handle all the paperwork and I pay all closing costs.

You’ll get a quick sale with no hassles, and your worries will be behind you.

Don’t wait until it’s too late to get the money you deserve from your house. You deserve a fresh start, and I can help.

CALL ME TODAY to find out how I can help. Sincerely,

    John Michael

P.S. This may be the opportunity you’ve been waiting for. Call me
now at xxx-xxx-xxxx, so we can get started right away!

    Excellent letter, John Michael!

It’s professional and to the point -- without all the obvious gimmicks.

Thank you for sharing it with everyone.

People please do not use John Michaels letter unless you want to upset homeowners. I used the same letter and sent out a 1000 letters to only get 3 responses. One was a deal and the other 2 were very upset and felt like i was stalking them.
Letting people know that you found their information at the court house, you will look like a predator.

    Proceed with caution.

Radio52 has the best message out of the two.

Remember, just reading John Michaels letter does sound good to you because you are not in foreclosure. But radio52 kept his nice and simple.

I have used the same message that John used and it worked, but it took a 1000 letters to get one deal.

The worst message will work, but you want to produce the best results.

The letters should be short and simple, I have sent out about 100,000 of them from post cards to letters, I letters best. be short and sweet and what you can do for them, seller needs are always first and formost.

what eva works for you dude. Go for it.

Every market is different and we change our letters frequently always searching for that edge that may bring even 1-2 deals more a year.

The surest route to success is to emulate a successful person and leap from where they are at instead of clawing your way up from the bottom.

usually being a copy cat in the same market will only get you the scraps. Because if the person you are copying from is effective, the only way to get some of their deals is to out work them. That is hard someone that is just starting to put systems together.

all this talk about letters is tremendous-lol, i am glad to read all this feed back....as far as letters go my company is averaging 1 out of 50 or a 2% call back ratio.

What I am curious about is for the people who may be doing a smaller mailing, is anyone following up with phone calls to the people whose numbers you can find?

    Thanks,

Following up with phone calls can be kind of risky, due to the DNC list. But if you have a good rebuttal for the DNC, then go for it.

  • charlotteinvestor17th May, 2006

    Chris,
How do you access the list?

  • ttime17th May, 2006

    jradams14,

What type of approach are you using?

  • bwb91122nd May, 2006

    Hey,

I think the fear of the DNC on preforeclosures is very funny.

Do you really think that someone is foreclosure is going to take the time to contact the Feds and complain about getting a call from someone trying to buy their house??? Is that really the top item on their daily agenda???

So is your point valid? Also are you recommending others to take that chance?
