Foreclosure Course Recommendation

BiGWaVe profile photo

Just spoke with a long time friend who informed me that he and his wife are divorcing. His home is going to auction in about 30 days. I will have numbers soon, as he is figuring out what his relocation costs would be, and will post for follow up.

For now I need recommendations on a course/book that will give me enough info to complete a deal on this property. It needs to be specific and detailed.

I don't need theories, I need a course that spells out exactly a couple different methods, the necessary documents to be signed, and spells out plainly the due diligence steps to go through"

PS - I've read post after post, but I need something more systematic, in depth from start to finish.

From the sound of things you want a Short Sale Program. You want to get it before it goes to Auction. Otherwise (at least in MI, the sherriff starts the bidding for the bank for the ammount of the first) You could save 1000's doing a short sale.

I have never bought a short sale program so I can not help you there. You can go to the review section and see what everyone else is saying about a program and then go to shop and purchase it.

Here's a good web site with lots of info and forms.
    foreclosureforum dot com

If you are not going to do this for a living, you don't really need a course, just an understanding of the numbers. Equity, condition and comps are the key variables.
Email me if you want more info or are interested in wholesaling this out.
