Forclosure Listing, And Auctions, Where?

mauigirl profile photo

Okay, I decided to go to the courthouse and check for listing of forclosures in the public records, and am still lost. First one woman told me to look in the newspaper for auctions, which I've done with no luck. Where would I go to find out about auctions?
Second, I finally found a place of hope, but still confused. I was in the second circuit court filings. The woman at the desk told me they had no list of forclosures, but that I could look through the recent filing on the tables, and when I found one, I could get a case number go to the sheriff's office for a pass to the back where I could look for the whole case. I thought I was definately on the right track, but when I went through the papers I couldn't find anything. I'm not sure however that I knew what I was looking for, though. The papers were in groups like civil, mechanics lien, trust, and many more. I went through many of the papers, looking for something, with no luck. Can anybody direct me in the right direction? confused

The notices for sales are in a legal newspaper in my county. The paper is expensive and you would not find it at a grocery store or convenience store.
They have a free copy at our local library.
Check with the county sheriff's office and ask for the person who handles the tax sale auctions. Also, check with the loacl school district's tax office attorneys. In my county they are the ones that usually go for the judgements and start the sale process.
    Good hunting.

Try looking at the Clerk of Courts website for your county. They issue 'lis pendens' every day which is simply a letter sent out notifying the owner that their property is going to be foreclosed.

On the lis pendon there should be a legal description. Use the information that you find in the legal description (subdivision, lot #..etc) to look up the Property Appraiser Record for that property. The Property App. Record has all the information you are probably looking for.

Call a title company. They will walk you through the process and help you "find" the data you need. They may even guide you to a foreclosure data service (daily) or they may sell the data themselves. Title reps know where their documents go, so ask one. Fidelity, Chicago, First American, etc...

Check with your County Auditor. Once a homeowner is in default, it is required by law to file a Notice of Trustees sale. This is a public record and can be found on the county web site, by doing a public records search. It will show you all types of good info, when the loan was taken out, for how much, how far in arrears, how much is owing, address, owners names, etc....... Good Luck!
